Sample Letter for Late Renters

When one of your renters is late in paying the rent due, you can use a late rent letter to remind him of his rental obligations. In some states, this is required for documentation purposes. You can use a simple format or a formal one, whichever suits you.

There are many variations and formats when it comes to reminding him and there’s no such thing as ‘one letter fits all’ letter. But did you know that there are people out there who are responsive when you call them rather than just sending a letter? Others would only respond after receiving an eviction notice.

You don’t need to be mean for first time. The softer, calm approach is sometimes enough to collect the dues.

Dear Judith-

We would like to remind you that we have not received any rental payment for January 2011, which was due last February 5 at 6:00 pm. This amount covers your rental obligation from the period January 1 to January 31, 2011. If you have mailed your payment already, please disregard this notice.

According to our records and as per lease agreement, you will be charged with additional $50 late fee charge. The total amount due is $1,500.

We ask you to send the stated amount immediately to the following address:

You can contact me at 407-366-4419 if you need to discuss any payment arrangements or any questions that you might have. Failure to send the required rental payment will force me to seek court assistance, including, but not limited to eviction.

You can modify the above rental letter as you see fit especially towards the end and make it more demanding and terse. You know your tenants better than anyone do, so you decide whether a softer letter such as this one will suffice. Some property owners prefer to use stricter approaches.

Give your tenant couple of more days to responds. If not, you can start the eviction process right away. Refuse to delay the eviction process to weeks or even months. Also, you will need this rental letter to support your cause of evicting the tenant out of your premises.
