Receiving a notice of eviction from your landlord can both be a stressful and horrid experience. However, you must remember that the most important step that you must do upon receipt of the eviction is to deal with it as soon as possible. Ignoring the eviction notice will not do you anything good, if any, at all.

Read The Eviction Notice Carefully

Upon receipt of the eviction notice, read it carefully and find the reasons why your landlord want you out of his property. The most common reason for eviction is usually the skipped rental payments or some other violations such as damage to property or moral clauses. Understanding why you are being evicted is necessary, so you can plan ahead the next steps to take.

Contact A Lawyer

Not all landlords play the game fairly, so you would want to know if the eviction is legal or not. If you have not breached the contract or have done anything wrong, then you seriously need someone to assess your case.  Phony reasons for evicting tenants are not only unethical but deserves fitting compensation as well. If you have access to legal services, your mind will be put to ease knowing that the whole process is dealt legally. If you cannot afford a lawyer, you can seek the help of legal aid societies in your area that can give you free legal services.

Know Your Rights As A Tenant

After reviewing your rights and you feel that your landlord has not been fair to you, file your complaint to the appropriate government agency in your area.

Speak With Your Landlord

Having an open communication with your landlord is very important during the eviction process, for he may not exactly want to evict you as long as you can rectify the mistakes or fulfill your obligations as a tenant. By talking to your landlord, you can have a possible agreement to have him retract the case, avoiding the often lengthy process of eviction.

Receiving an eviction notice is distressing, but it does not mean that you have to launch an all-out war against your landlord. Keep your cool and be polite especially when you feel that he is more than willing to discuss terms instead of deliberately wanting to get rid of you.
